This is a visual standard building inspection report only and is based on the opinion and experience of the Inspector. It has been prepared solely for the client/s to which this report is addressed to.The report does not include matters of Building Act compliance / unapproved work / search of the Council Property files / footings/ termite/pest invasion-inspection, or any areas of the property unable to be inspected due to inaccessibility or hidden from view.

Wright's Building can also arrange Timber Pest Inspections. This will determine if the property has been, or is currently infected with timber pests and/or termites.

The ceiling shows signs that at some time it has been affected by water. The floor and the kitchens units have also been affected by water at some stage.

We note there are a variety of trees and palms planted in the yard, and advise that certain trees being planted to close can affect the foundation and structure.

Prevailing and seasonal weather conditions can have an effect on this report with regarding instances of and causes of water leaks in roofs, walls, floors, windows and/or doors, rising damp therefore these may not be identifiable at the time of the building inspection.

We recommend that you approach the current owner as to when the home was last treated for termites, including if Part B was carried out, as treatment for termites should be carried out on a twelve monthly basis or after any disturbance of the ground has occurred. If no treatment has been carried out, we recommend that you contact a reputable Pest Controlling Company to undertake this.
